So if you build roads with the trees it increases property value but if you build the roads without trees it allows space for parking. The question then become, how important is parking in the game? If I have my busiest high density area with all tree lined roads will that cause problem that wouldn't be there if I had a mix of trees and parking?

I don't really know the answer to this, but a few observations:

If there is a road close by which allows parking, they may use it and walk the rest of the way...
Cims seem to carry cars in their suitcases :)

So probably wouldn't cause an issue, but I don't know for sure.

I think the cars parked on the side of the road is mainly there for looks, if they can't park there because of a tree lined street they will park in their garage.

I should add that the reason I ask is that the wiki has the following:

Roads without decorations (grass or trees) provide parking spaces, allowing residents and tourists to switch to pedestrian mode (to enter their homes or businesses, switch to bus or metro lines, visit tourist areas, etc.).

Which makes it sound like without parking spaces, it makes it harder to switch to pedestrian mode and do the things listed....maybe even negatively impacting tourism.

Instead of parking, they kind of drive into the building and the car disappears. When they leave, they spawn a car and go.
Parking is not needed at all.
As for tourists, they arrive via train, harbor and plane, so they do not have cars anyway. Tourists use public transport, so no parking spaces do not change tourism.

Edit: I should also state that tourists that actually come in via highway (if they even do) would do the same thing as residents above: despawn car and spawn car.
