If one of my vassals' heir is a courtier/commander of anoter realm, does he become my vasall?

Yes, unless the other lord lands him before that. The AI isn’t that clever, so little chance of that. But if he is heir to another title as well and he gets that first, you’re screwed.
If you're worried about it you can try inviting him to your court, landing him yourself or if he might inherit another title first kill the landed character you want him to inherit
