My city was building up quite happily and sailed past the 70'000 residents then bang , suddenly the number srated dropping like a brick for no reason seemingly . I saved exited and restarted and fine again the numbers rise . Then after about 30 minutes play bang the numbers drop like a brick again , This goes on and on and means i have to restart the game every 30 minutes or so

I'm pretty sure your are experiencing the so-called "death waves". That means your cims aren't moving out but rather dying. The reason is that every cim immigrates into your city at a fixed age - and they also die at fixed ages. So if you zone lots of residental at once, you will get a major immigration wave at first, but later a lot of cims will die at once - leaving a lot of empty buildings which causes another immigration wave -> the cycle repeats. The only way (without installing mods) to avoids this, is to only zone a small amount of residential at once and wait a bit before zoning more. In your case, if you are already experiencing massive death waves, you could wait until the next one occurs, dezone some residential and then adding it back bit by bit. If you want to solve the root of the issue, though, I can recommend the mod http://steamcommunity.com/sharedfiles/filedetails/?id=654707599. This one will triple the lifspan of your cims and also randomize the age at which they immigrate into your city (and possibly also the exact age at which they die). It should prevent any future death waves (or at least make them much less severe).

Cucco Master is correct. One thing you should avoid is pausing the game while you build/zone large areas of infrastructure and residential areas. If you make a comparison to a real life scenario- imagine a new housing development. All young couples move in around the same age when the houses are sold. They all have their kids around the same time who then progress onto kindergarten then high school and onto university/college and move out of the family home- all at roughly the same time. Think "baby boomers" "generation X" or "millennials"- a large block of one generation They will cause pressure on your services- required number of school places, employment and ultimately DEATH! As far as it's possible try to model "real world" patterns in game to avoid major headaches. In the real world Local council authorities can and often get it wrong when resource planning such as forecasting the number of future school places required in short term and long term.

The Lifecycle mod mostly fixes the problem. Random immigration age + random death times solves one of the biggest causes. Death waves are far smaller and less impactful with it. However there is still the problem with seniors taking up housing slots. If you use this mod as well http://steamcommunity.com/sharedfiles/filedetails/?id=554232266 deaths waves are as close to fully negated as I think is possible. These buildings draw seniors into them to free the housing spots so adults can have children.

im not quite sure that its the case , well i don't know
for me it happened twice in my whole experience with the game

it wasn't death wave.... death wave looks ..... well like death WAVE .... u can see skull on every building
it wasn't like it at all

i had 70-100K city then i start new segment and after some time when it was almost completely full everyone left at once ....
i mean not like abandon building or something ....there was no sign of any warning before that, no warning and no abandon building..... nothing...
i sure it was without any noticeable issue, i mean to point that the whole segment rolled him self back to ZONES stage
after that it began to fill it up again this time till the end without any accidents

i never saw someone that something like that happened to him coes usually everyone tend to blame the death waves.
but then again when death wave comes you can actually see entire city covered with skulls.
and i never saw that buildings just sell them self without being abandoned first without any warning no death no low land value just nothing

maybe i missed something i dont know....

I can understand deaths happening but it suddenly drops by about 40'000 residents which is half the population , then if i save and exit and come back in it suddenly reverses and starts climbing again rapidly , Then after a while bang the huge drop again , It has now got to the stage as soon as i see the population dropping rapidly i save and exit and it rises back up again , then it goes higher than before until once again the population crash happens once more , I only zone small areas at once and do not pause it while doing it . Its as if for some reason everyones suddenly decided lets move out as the death count doesnt get any higher

Do you have enough schools? Maybe you get to a point where you have a lot of children in your city, their parents want to send them to school, don't get any free spots and thus move to another city. You then have a lot of empty houses which causes other people to immigrate. They are all adults, so no issues with schools - until they get their own children ...
I'm just spitballing here as it really just seems strange ...

indeed i tend usually place just a little less schools that should be coes i like to have nice industrial areas and when i think of it? it happened to me only on high residential zones never on low and there is no sign for "low education spaces" or something ....annnnnd it happened to me only somewhere at the first stages of zone fill when it kinda full but not yet so they just leave? like entire area just disappear? even no abandoned building sign

This happens to me when I don't have enough city services to keep up with my population size.

I just keep adding schools, firehouses, hospitals, etc. until I find the right one and then it will climb again.

Also, I think it can happen if the traffic entering your city is backed up past the border of your city.

Interesting but I can see it. Your buildings are filling up and as people fill in some of the property value goes down from the additional cars on the road and noise. The value goes below the building level threshold so pops move out and the property values go back up, people move back in and so on. A note on this one. Just check your school's enrollment numbers instead of building them randomly. Odds are you have some schools (likely near heavy residential) that are full so that would be where to build more.
