So, in the MP game i was planning US will be supporting me with extensive lend lease as i play with Sweden (Promises of drowning in landingcraft for example). In exchange he wants Greenland and Iceland once i take it from Denmark.

Will it be possible for me to sell those territories to the US or how would we have to do to get him those territories while i take their mainland stuff?

I'm the US player in question. I'm after Greenland and Iceland because I'm also after Canada via War Plan Red, and a northern North American fortress of a country would definitely have quite the impact on the game. However, I want to remain out of the war until I initiate War Plan Red, which, in the multiplayer game we're planning, would be after France falls and after Sweden captures Denmark and Norway before Germany can get to them. Thus, I don't want to be involved in his invasions of Denmark and Norway beyond lend-lease, but I DO want Greenland and Iceland.

This is why we're wondering if buying and selling land is possible in Hearts of Iron 4. It's definitely something that happened within the game's time frame, because in 1946 the US offered Denmark $100,000,000 if Denmark would give Greenland to the United States, similarly to the Danish/US Virgin Islands transaction a few decades before (the difference being that Denmark turned down the Greenland offer).

You cant sell territory, no. You can however ask for controll of states from faction members as seen in this screenshot from World War Wednesday. Then again atleast the tooltipp suggests that this is basicly what you could do in EUIV with the Art of War expansion, which was flipping occupation to another player.

Would be nice if you could offer people to give them states they are interested in if they joined your war or something like that. Lets say giving Tyrol to Italy if they join the axis in mp, for example.

Ah good, so then i can give control of Iceland and Greenland to USA? Nice, unless that means giving control of all of Denmark?
Well, you would give controll of states rather than whole countries. I am pretty sure that denmark and iceland are different states.

Then again, as the tooltipp suggests (see picture in the post above) that is probably to flip the occupation to another ally. I really hope that we will be able to give controll of our owned states to other nations, without declaring war and immedietly going into the peace deal, especially since democratic countries cant declear war on each other.

That's a shame.

I thought it would've been cool to sell land, or even give some away in return for a nation joining your faction.
Well, you cant sell states, but there is the function to "Ask for/Give controll of state" for allies. The Tooltipp (as seen in the picture) suggests that this is to flip controll over an occupied state. Then again, during that time in the stream they didnt had any occupied land, so the button probably should be greyed out or the tooltipp is simply translated wrong. Looking at it germany could "Give controll of state" right in march 1936 without any war going on or any territory being occupied. Then again could be just an bug of course.

If they weren't at war and the option wasn't greyed out that means it was rather a bug (since it's still in Beta) or perhaps the tooltip is just poorly worded and you can hand over states to your allies.

I guess we will have to wait and see if they explain the buttons in an later stream when the war starts.

Technically, this is an example of it not happening during the timeframe :p. It hasn't been something that's been in past HoIs, and it wasn't something that was terribly common, so there's a risk a mechanic for it will lead to lots of wacky results. I think the way to go would be to get the US in the war (somehow, it may be tricky), so you can divide Denmark/Greenland at the peace table. That, or if it's just a coop game with the both of you, console command (if possible in MP, I'm not an MP person) or save file edit your way to glory :).

You could see if you can create them as puppets, then make them fully independent and the US can just invade perhaps?

That is weird taking in account the Philippines is a puppet of the USA in 1936.
they cant puppet other nations, but they can have them at the start of the game. They simply cant choose to puppet nations in the peace conference. Annexation of non core provinces is much much more expensive for democracies aswell. You wont go on an puppet/conquest spree as an democratic USA for example. You'd have to switch to facist or communist for that. You cant even justify an wargoal against an facist or communist nation that didnt increase world tension.

First of all, a democracy can not start a war against a democracy, so you need to switch to become fascist or communist. Democracies are also limited by the fact that they can’t justify against a nation that has not increased the World Tension.

There are a few other faction specific rules for wargoals:
  • Annexing or taking non-core territory is much more expensive for Democracies.
