Just a little suggestion: the county of Pisa as a republic instead of a feudal county in 769. Maybe it's not 100% historically accurate, but it seems that Pisa can't become a merchant republic later in the game and remains feudal, while Genoa regularly becomes a merchant republic.
In 867 bookmark instead, Pisa starts as a republic, and regularly becomes merchant republic later.
So, my suggestion is to make the county of Pisa a republic in 769 bookmark (with the city of Pisa as county capital), just like it already is in 867 bookmark.
