My roads are blue and some don't show

I built this brand new computer in November 2021 thinking that Cities Skylines would work perfectly, however I am getting those blue roads and part of the roads and some areas of the city doesn't show up, just if I move really close to it.

I am thinking the problem might be my RAM, because I made a dual channel of Kingston Fury of 16Gb each (total 32Gb) that is 3600Mhz, however, when I change the XMP my computer doesn't start. Only works at 2400Mhz. Kingston support anwsered me that this memory works on my motherboard, but they haven't anserewed me back when I send them screenshots saying that it was not working.

Motherboard: TUF Gaming B550M-Plus, AMD B550, mATX, DDR4
Processor: Ryzen 9 5900x
RAM: Kingston Fury Beast, 2x16GB (total 32GB), 3600MHz, DDR4, CL18.
GPU: RTX 3060ti
NVMe 1Tb

Are you using any mods or workshop content that we should keep in mind?

If you haven't already, I recommend setting up a custom-sized pagefile of 32000 MB so Windows doesn't expand it incrementally when loading the game. Here are a few guides on how that's done:
