Fabrication of Duchy Titles if Duchy Capital is elsewhere

So essentially Genoa has gone blobbing through the boot of Italy, but has ironically lost the county of Genoa to the HRE. They now have become the DUCHY of Venice after conquering the Serene Republic, but the Doge (NOT Serene Doge) of Venice holds his lands in Capua and Salerno, while a vassal LordMayor of his is in the county of Venice.

This Venice has 52 holdings, and so I feel like an invasion would be nice. However... I'm a bit larger than 52 holdings, so I need the primary title claim.

So! Where should I send my Chancellor? The De Jure Duchy of Venice, or the De Facto Capital of the Dogedom?

Neither will work. Once you take the Duchy of Venice, you will just gain the Duchy of Venice and the primary title of genoa will switch to something else. Alternitively, you can give your son a large chunk of your land when you become really old, then request invasion. You will be "smaller" than Genoa and will gain everything back once you die.

That won't work either unless your son becomes independent. What matters is the size of your realm, not your demesne.

If you occupy all the areas under the primary title, it all defaults to you like a Holy War... you mean like giving my heir complete independence? AFAIK now the computer checks your total size, not the demesne size, and the realm disparity right now is a bit overwhelming: 445 vs 53 holdings.

Only the HRE is larger than me, thanks to a well timed revenge invasion of France; sort of like a 1066 England. The Danes and their English allies were fighting to put the Danish King on the French throne, and the Pope sanctioned an invasion for my King, so while the Danish were winning that war I took advantage of that and while it took about 5 or 6 years of sieging, I managed to occupy the whole of France and felt a bit like a Muslim... ousted all the Occitans and Franks, and replaced them all with Castillans.

That won't work either unless your son becomes independent. What matters is the size of your realm, not your demesne.

OP didn't post if he is or not, but you can lower demense in any situation.
If you both have a leige (HRE), transfer your son back to the emperor. Then transfer vassals to your son.
If you are independant with 2 kingdom titles, transfer vassals to your son and give 1 kingdom title.
If you have 1 kingdom title, make your son go independent through war after transferring vassals.

That is only for invasions, for claims on duchies, you only get what you claimed.

Ah, true, but the reason I want a claim on the Duchy is to get the "primary title claim" condition to request an invasion from HH
