Estates and newly conquered territory

Current estates are work in progress. It is annoying that when we conquere new land we can be pushed over 80% since we inherited local estates. And we cant do much to reduce it.
Revoking land from estates is death spiral, even if given back we could end with less Loyalty, and again nothing we can do to have both Influence below 80% and loyalty above 30%.
What could be done:
1) When taking land estates are revoked for free
2) There is base value for Loyalty from land, if we are below that it will gruadually grow up
3) Every estate has decision "Generous gifts" give some gold for temporary loyalty boost
4) Every estate have action "Prison troublemakers" -20 loalty/-20 influence for 20 years.

That way we could more or less control estates and interact with them.

If its the same religion, its given to the same priest/bishops/whatever.

It would be a nice quality-of-life in the peace screen if it summed up the new balance. Basically the information as if you were trying to decide to assign an estate to a province:

After this treaty, the Clergy will control 82% of the lands with 99% influence, the ...
Also, a new column in the provinces list of the peace deal which shows the estate you would inherit (blank if it has an estate but wouldn't otherwise inherit it).
