I think this has been suggested before but I'd like to throw it down. My suggestion is can be split into 3 with an essential part, a preferable part and an ideal but less imperative part.
Essential
Probable Construction: The obvious one first, when we place, say, a school or police station they just appear, particularly notable if you place your roads, then zone them and place buildings while paused then start the game and watch it all grow in. The replacement would simply be that when we place a building, once the game is unpaused, that building grows like a grow able building.
Demolition: Again instead of just literally vanishing in a puff of smoke an animation plays to show a building be demolished.
Preferable
Road/Track/Path construction: Ideally road an rail will begin building with an animation when unpaused, while the game is paused they could be shown by the blue outline in build mode. The part that might be less popular (why It's preferable not essential) is that if you are upgrading a road or adding a basic intersection by connecting a road to an existing road then the current road will be closed, or at least act at a reduced capacity while the construction takes place. As an additional zoning will appear when you place the roads as opposed to when it finishes construction, so buildings could be built as the road is.
Ideal
Construction companies: something I think would be cool, but I know some people would be opposed to, Actually have a company build/demolish buildings. Initially they will travel from another city, but you can place construction yards so that they can build the buildings, thus making build times faster.
I would say all of these should be toggle-able in the options (Notably in high traffic cities you don't want construction dependent on road access)
