Asset Editor Lag then Freezes Up

I have a feeling it have something to do with mod tools but I'm not sure. Since using it to extract a texture for the first time, the editor lags badly with icons swelling to huge sizes (the prop icons start to dance) and then it seizes up and I have to force close the whole game. I already unsubscribed and deleted Mod Tools and have the same problem. I can't make content or update my existing ones. Before I go ahead and reinstall, I'm wondering if anyone else experienced this and is there a fix besides reinstalling the game? Aside from the editor, the game runs just fine with no problems.

I looked in my output log file and see this over and over many many times

at ColossalFramework.UI.UIComponent.EnsureLayoutExists () [0x00000] in <filename unknown>:0

And this
StackOverflowException: The requested operation caused a stack overflow.

Is it a clue?

Turns out it's a mod conflict. I think it may be a mod combo thing because I cant reproduce the same crash consistently with any particular mod. So for now I will disable mods when using the editor.
