From player perspective,I don't care much about how land lot is used (except some polluting industry).I care more about buiding form factor( how tall they are, thier footprint, etc) , how they fit in surrounding street and how citizens interact with them.
From city perpective, zoning by land use cause imbalance between land demand and supply. Why would I get in the way when demand shift from one type to another?
I would like to see some alternative zoning options not just include land use but perhaps based on footprint and height .
