My city finally hit 70,000! I built the initial airport away from everyone, developed some land, saved, then left. A couple of days later, I resumed the game with a very nasty surprise: Land values dropped $10-$15/sq unit. My highest value residential area went from $59 to $49/sq unit and all of my other areas followed suit. I have parks everywhere. Has anyone seen a land value drop immediately following a population milestone?

It tales a while for pollution to dissipate. Or maybe a mod is causing it.

Maybe post a save and I can have a look at it.

I am playing all expansions except for Natural Disasters
Mods I use:
81 tiles (using this almost since I started playing back in Nov 2016)

Added after hitting 70k and the decline began:

Fine Road Tool
Move It

I do not use the cheat mods that came with the game.

As far as pollution goes it in normal, but I don't use mods. I assume it is a mod issue. I hear people with 81-tile mod with issues a lot. You have no need for a 81-tile unlock at the moment anyway. In fact you haven't even unlocked the default 9-tiles yet.

As for low land values. I see high education everywhere, but only one college. Did you remove your other colleges?

That's why you lost your land value. all schools add land value. Collages also add extra to offices, as well as commerce. As they grow they want more and more highly educated workers.

FYI, try not to take advice from someone having issues with their city. Look for advice from guides and such that are explaining why issues happen, rather than post with, "I have this issue" and several people are all offering different advice.

EDIT:

Just to be clear, there is no more important service than education in this game. You want close to 100% education at all times. It offers many benefits, such as less crime, fires, water usage, power usage, etc.

I replaced the lost college and the population stabilized. There are still abandoned residential areas along with unfilled jobs in commercial zones.

It will take some time to recover.

Check your land value overlay (Info Views) and make sure all areas are bright green.

Make sure your buildings have plenty of coverage for all of your services.

Extended Building Information Mod. Try to get about 100 across the charts. This usually get lvl 5 with ease. Probably overkill even. But not all are needed so be careful. i.e. redidential don't need cargo. but the ones with large boxes have the greatest influences.

I noticed your traffic is bad. This will make it worse as traffic increases from buildings leveling up, but once buildings max out, then traffic will subside greatly.
